When people think about buying real estate in Breckenridge, most people think they are purchasing a ski getaway. And you most definitely are! But what a lot of people don’t realize is that summer in Breckenridge is a mountain paradise that offers something for everybody.
Our Paffrath & Thomas brokers always talk about how people end up in Breckenridge for the winters, but stay long-term because of the summers. Summer is also a great time to look at real estate in Breckenridge. The summer selling season typically offers more inventory and you have a better chance to get into certain properties that are typically heavily rented in the winter. You also have the opportunity to see the landscaping and the beautiful summer foliage. Historically speaking, a majority of our closings occur in the third quarter.
So what’s all the craze about? The summertime weather in Breck is extremely comfortable, with temperatures averaging above 60 degrees. The crowds aren’t quite as busy, and the snowy mountain town that you know and love in the winter turns into a lush and green high alpine playground.

Breckenridge Summer Activities
Hiking: Breckenridge and its surrounding areas have some of the most beautiful hikes that Colorado has to offer, especially in the summer. With options varying from summiting a 14,000 foot peak, to taking a casual stroll on the trail network above town, the possibilities are limitless. Breckenridge offers thousands of miles of pristine single track providing jaw-dropping mountain views that will leave you in awe. There are plenty of options for overnight adventures as well. Load up the packs and head into the Colorado back country to explore the high alpine terrain that we are so lucky to be surrounded by. We encourage you to camp responsibly and to be up to date on local fire restrictions. As always, leave no trace!
Biking: Summer in Breckenridge is a biker’s dream. There are miles and miles of paved rec path along with a vast and constantly evolving dirt trail system which makes Breckenridge a destination for road cyclists and mountain bikers alike. Take a spin around the Dillon Reservoir or enjoy some lift access laps in the Breckenridge Ski Area. If you couldn’t bring your bike with you, no problem! There are tons of shops in town that rent bikes of all varieties. If you are looking for a non-traditional bike experience, try a pedal assisted e-bike from our friends at Craniologie. They are a blast for the whole family and will allow you to cruise around Summit County with ease. We recommend taking a spin into our neighboring mountain town, Frisco. They have a beautiful Main Street as well, and it’s the perfect place to break up the ride and grab some lunch. Golfing: Breckenridge is home to the 27-hole Jack Nicklaus Signature Course, which golfers tend to flock to in the summertime This public golf course is surrounded by towering peaks and has three championship nines. The Bear, the Beaver, and the Elk all provide panoramic views of the Ten Mile Range and a high altitude golf experience that is second to none. It is not uncommon to see wildlife during your round either! Keep your eyes peeled for deer, elk, moose, and beaver. With the fantastic views and wildlife you will realize that a summer round of golf in Breckenridge is more than just golf. Clubs are available to rent and there is also a full-service practice facility with a grass tee driving range, two practice greens for putting and chipping, and an area for practicing sand bunker shots. Fishing: Colorado is known to have some of the best trout fishing around, and Summit & Park County are no exception. The Blue River, Colorado River, and Middle Fork of South Platte River all offer gold-medal quality fishing. There are multiple companies in town who provide guided fishing adventures and supply you with everything you need to enjoy a day on the water. Breckenridge Outfitters and Mountain Angler are two of our favorites. Give them a call to check fishing reports, get information on river flows, or to schedule a guided tour. If you enjoy fishing in alpine lakes instead of rivers, we also know of some great options for that as well. Take a hike up to Upper Mohawk Lake or Crystal Lake to try your hand at catching some cutthroat trout while also enjoying some sweet mountain views.
Shopping/Dining: You may have experience on Breck’s historic main street in the winter, but if you haven’t seen it in the summer, you need to check it out. Shop and dine at all your favorite stores and restaurants wearing shorts and a t-shirt while enjoying some warm mountain air. The Riverwalk Center comes alive in the summer and is a popular place to sit, relax, enjoy the sounds of the river, and take in the ski area views. Many restaurants also have outdoor seating options with beautiful views of the snow-capped Ten Mile Range. So get out there and find your favorite summer spots! Summer Festivals & Events: Breck’s Main Street usually has something going on every weekend. Unfortunately this summer in Breckenridge is a little bit different with COVID19. Your safety is our town’s priority, so we will just have to sit tight till next summer to get back to parades, beer & wine festivals, summer concerts, and more. The Breckenridge Town Council has decided to experiment with a pedestrian only Main Street though! Restaurants are able to offer more outdoor seating to encourage social distancing. Without any cars driving around, there is plenty of space to stroll with your family/friends. Dogs are allowed as well but must be kept on leash. Come check out the laid back summer vibe of Breckenridge and enjoy some good food, company, and weather!
Breckenridge Resort Summer Activities: Vail Resorts has officially announced that summer operations are to start on July 4th! Things are going to look a bit different in an attempt to keep your safety in mind, but the Gold Runner Coaster, Alpine Slides, BreckConnect Gondola, scenic chairlift rides, and on mountain hiking will all be open to enjoy. There are three 2,600ft+ alpine slides at the base of peak 8 and the Gold Runner Coaster provides a thrilling 2,500 ft elevated track that races through the forest. If you aren’t looking for an adrenaline rush but still want to enjoy the mountain in the summer, try a scenic chairlift ride. At the top of the Colorado Super Chair there is the opportunity to take a free hike with a U.S. Service Ranger. The hikes meet at the Vista Point Overlook daily at 11:45. You will get to enjoy amazing views and wildflowers while also learning about local history, geology, biology, and wildlife.
Rafting: There isn’t any white water rafting right in Breckenridge, but you don’t have to drive far to experience one of Colorado’s most beloved summer activities. Popular locations include The Blue River, Browns Canyon, Colorado River, and Clear Creek Canyon. These spots are a quick drive away and many companies offer shuttles to and from the rapids, making it a car-free activity for everyone to enjoy. There are trips out there for all ability levels and most companies will offer both half and full day options. Rivers are one of the best ways to explore the natural beauties of Colorado, so get the troops rallied and go enjoy a warm summer day splashing around in a raft!
Kayaking/Paddleboarding: This is another summer favorite in the mountains. Rent a board or a kayak and cruise around Lake Dillon. There are lots of little islands to explore and big views of the gore range to take in. If you are looking for something closer to town, check out the Maggie Pond at the base of Peak 9. You can rent paddle-boards and there is even the opportunity to try a SUP (Stand Up Paddle) yoga class. Take your yoga practice out of the studio and try a class on the water with Meta Yoga Studios, Bhava Yoga, or the Breckenridge Rec Center.
Horseback Riding: Explore the Rocky Mountains on horseback this summer in Breckenridge with the whole family. You can book in-town trail rides through Breckenridge Stables. The tours are about 1.5 hours long and let you experience Peaks 9 & 10 like never before. Cross rivers, see beaver ponds, and have your breath taken away by the panoramic views. This is a great summer activity for the whole family or group because you don’t have to worry about varying ability levels.
